Every real estate agent must be loyal to his client and always act in the client's best interest according to the law, rules and regulations as well as the ethics code.
Therefore, in most of Canada and particularly in British Columbia, Listing agents are prohibited by law to represent Sellers and Buyers in
the same transaction. This is another layer of Buyer protection.
In other words, Sellers must be solely represented by a Listing agents whereas Buyers must be solely represented by a Buyers agent.
There are over 15,000 active Realtors in Greater Vancouver. However, there is just a tiny minority that has the experience from 35+ years as a Realtor and condominium developer and 1,000+ sold homes as Bernie has. J. Assisting in the completion and possession process
K. Act as the agent of only the Buyer with respect to a property in which the Buyer becomes interested;
L At the earliest reasonable opportunity, advise any seller of property in which the Buyer becomes interested that the Designated Agent is the agent of the Buyer;
