When hiring a Realtor please always remember the 3 E's:

  • Experience
  • Education
  • Ethics

Every real estate agent must be loyal to his client and always act in the client's best interest according to the law, rules and regulations as well as the ethics code. 

Therefore, in most of Canada and particularly in British Columbia, Listing agents are prohibited by law to represent Sellers and Buyers in

the same transaction. This is another layer of Buyer protection. 

In other words, Sellers must be solely represented by a Listing agents whereas Buyers must be solely represented by a Buyers agent.


There are over 15,000 active Realtors in Greater Vancouver. However, there is just a tiny minority that has the experience from 35+ years as a Realtor and condominium developer and 1,000+ sold homes as Bernie has. Simply put, Buyers take advantage of Bernie's wealth of experience and the advice he provides to every client on a daily basis.


The following is a small selection of commitments I make to my Buyer clients every day:
A. Identifying desirable types of properties to acquire
B. Locating properties available to view and consider
C. Preliminary investigation and timely information gathering
D. Viewing properties and providing guidance and advice

E. Selecting the right property on which to make an offer

F. Preparing a legally binding Contract of Purchase and Sale

G. Negotiating favourable terms and conditions

H. Assisting in seeking suitable financing if necessary

I. Assisting in arranging property inspections and other needed services

J. Assisting in the completion and possession process

K. Act as the agent of only the Buyer with respect to a property in which the Buyer becomes interested;

L  At the earliest reasonable opportunity, advise any seller of property in which the Buyer becomes interested that the Designated Agent is the agent of the Buyer;
M. Obey all lawful instructions of the Buyer that are consistent with the Real Estate Services Act, the Real Estate Services Rules, The REALTOR® Code, and all applicable Rules and Bylaws of the real estate board or association including related Regulation and Policies;
N  Make the Buyer aware of properties located in the Market Area listed with the Multiple Listing Service® for the Market area and such other properties that the designated agent is aware of, which may meet Buyer's requirements.
