Every real estate agent must be loyal to his client and always act in the client's best interest according to the law, rules and regulations as well as the ethics code.

the same transaction. This is another layer of Buyer protection. 

In other words, Sellers must be solely represented by a Listing agents whereas Buyers must be solely represented by a Buyers agent.

L  At the earliest reasonable opportunity, advise any seller of property in which the Buyer becomes interested that the Designated Agent is the agent of the Buyer;M. Obey all lawful instructions of the Buyer that are consistent with the Real Estate Services Act, the Real Estate Services Rules, The REALTOR® Code, and all applicable Rules and Bylaws of the real estate board or association including related Regulation and Policies;N  Make the Buyer aware of properties located in the Market Area listed with the Multiple Listing Service® for the Market area and such other properties that the designated agent is aware of, which may meet Buyer's requirements.
